City of Corpus Christi Neighborhood Services Department Homebuyer Programs 826.3010

The City of Corpus Christi through the Neighborhood Services Department receives federal funds from the Department of Housing and Urban Development (HUD) to assist in making homeownership affordable to low income individuals. The purpose of the program is to provide assistance to individuals, who meet Section 8 income limits, and are interested in becoming homeowners. The City of Corpus Christi currently has three programs designed to help expand affordable housing in Corpus Christi.

The first program called the "Homebuyer Assistance Program", provides a $5,000 Deferred Forgivable loan at zero per cent interest. The funds are to be used toward down payment or closing costs. The deferred forgivable loan is amortized over a 5 (five) year period and forgiven if the homebuyer stays in the house for the full five year perid. This program allows for $1,000 to be forgiven for every year the homebuyer lives in the house purchased. The house being purchased may be an existing or new house. Interested homebuyers should call a realtor to help with searching for a home and get pre-approved by a lender.

The second program called the "American Dream Down Payment Initiative Program," provides a $5,000 Deferred Forgivable loan at zero per cent interest. The homebuyer must be a first time homebuyer which means that the homebuyer could not have owned a home within the last three years. The funds are used for down payment and closing costs. The loan is amortized over a five year period and forgiven at $1,000 per year for every year the homebuyer lives in the house. The house being purchased may be an existing or new house. Interested homebuyers should call a realtor to help with searching for a home and get pre-approved by a lender.

The third program, called the "New Construction Homebuyer Program", provides a $15,000 to $20,000 Deferred Forgivable loan at zero per cent interest. The funds are to be used toward buying down the cost of a home and assist with closing costs. The loan will be amortized over a period of 15 to 20 years and forgiven if the homeowner stays in the house for the 15 to 20 years. The loan is forgiven at a $1000 per year for every year they live in the house. Under this program the homebuyer must select a builder and lender from a list of approved builders and lenders. The homebuyer must select a house from the builders set of plans or inventory of homes that is affordable to the homebuyer.

Funding for all three programs is limited and is based on a first come, first serve basis. The homebuyer must use the house being purchased as their principal residence; must not currently own a home; must meet program income limits; and the house being purchased must be within the Corpus Christi city limits. Homebuyer is required to attend an eight hour homebuyer/homeownership class that is conducted by the City.
